"Toxic Mold"

  • Many standard real estate inspections do not currently test for mold contamination

  • The presence of certain kinds of mold can greatly affect the value of real estate. Just the stigma alone of "toxic mold" or stachybotrys can have a big effect, particularly because of insurance and liability issues

  • Visible mold can easily be sampled by one's self and sent to the lab for identification, or one can request that the real inspector take samples of any mold that is observed during the routine inspection 

  • We can provide a FREE SAMPLING KIT, or you can simply use your own piece of clear scotch tape and a ziploc baggie (see our Homeowners section for more information.)

  • Lab results can be returned the same day we receive the samples.

A true evaluation for mold contamination requires a thorough examination by a trained professional. In addition, it might require that the inside air be directly sampled and tested. Many standard real estate inspections do not currently test for mold, and these should not be relied upon for mold testing unless the inspector states specifically that mold is included. If "toxic mold" is a concern, then inspectors should be chosen that can include this evaluation, or a supplementary inspection by mold specialists should be performed.

 

Visible mold, however, can easily be sampled without any special equipment or training. A very basic preliminary screen for stachybotrys can easily be performed this way. One can easily perform this sampling his or her self, or one might request that the real estate inspector take these simple tape-lifts of any mold that is observed during the routine inspection. Even if the inspector is not normally a "mold inspector" per se, the incorporation of tape-lifts takes up only a few additional moments of his time. Lab fees are only $25 per sample (one-time only samples submitted directly by homeowners or individuals are slightly higher.) This would provide a very cost effective preliminary screen for stachybotrys contamination, though a thorough screen would require sampling within the wall cavities and possibly taking air samples.

 

Our homeowners section details the basic steps to sample any visible mold you see with a piece of scotch tape. We can also provide a free sampling kit that can fit in your pocket. This kit consists of several tape-stripped microscope slides in a handy carrying case. Simply take the tape off a slide, sample the area of interest, re-apply the tape back to the slide, then re-insert the slide back into its carrying case.
